When Leonard and Penny said "Sheldon, we want you to create us a roommate agreement for us" I was like, are you serious? Do you really need this? Are you incapable of spending time with each other and making each other happy? But, now I get it, it is as simple as it can be.
It often happens that people staying together start to find happiness in the outer bubble of the relationship rather than within. It is not because you are drifting apart or you don't love each other. It is because the people who are always with you don't seem so interesting anymore, you start to take them for granted. They crave another relationship, may it be friendship, professional, activities etc. to keep themselves from being bored or to compensate for what used to be there before. Let me give you an example of when was the last time you asked your mother how her day went if you are living with your parents. How long has it been that you sat with your girlfriend or boyfriend and talked about a vacation? How long has it been that you asked your wife/husband for dinner so you can have a pleasant conversation about various things that you used to discuss before? Just because you are with a person every day doesn't mean you gave them your time. Nor is it giving time if you are always hanging out with your friends and you want them to accompany you. It may look like you asked them to spend time with you, but you are not exactly spending time with each other. You both may have a good time, but eventually, you will only have a good time when you are between people. The real-time giving is going out together, having food with a conversation, watching series or movies once in a while, taking up a sport together, going away for the weekend. Then move on to meeting people together occasionally. Make your own kind of rules that fit you.
So the next time you become aware that you are always reading a book or watching a TV show and the only time you speak or do something together is when you say good night, good morning or what do you want to eat? You better stop, think and proceed on how to tackle this.
And if it is out of control, Sheldon to the rescue!! :P
